Prodea acquires the plot of land in Maroussi that was the "Eidonakia"

In an agreement for the acquisition of the property, which until today housed the “Aidonakia” entertainment venue in Marousi, on the junction of Attica Road, the Prodea Investmentswhich has signed the relevant pre-agreement with the private individual who owned the specific plot of land – tenderloin, due to its location.

The “Nightingales” operated in the wider area for decades, changing location when Attiki odos was built. At that time, as part of the expropriation process, the plot of land that is being sold today was granted, which of course has been claimed by several real estate companies in recent years. Finally, Prodea Investments secured the “yes” of the owners and plans to complete the sale within the first quarter of 2024. The listed company’s intention is to combine this property with the other area it has acquired since the beginning of 2022 in the same area. This is a property that formerly housed the Church of Jehovah’s Witnesses. It concerns five neighboring plots of land, with a total area of ​​10.4 acres, with an existing building of 4,172 sq.m., enclosed by Kifisias Avenue and Dionysos Street in Maroussi.

According to information, the total cost of purchasing these plots, as well as the new property that hosts the “Nightingales”, amounts to approximately 20 million euros. Prodea is planning the development of a bioclimatic office complex, with an estimated surface area of ​​15,000 m2, but also a significant area of ​​underground spaces. The total amount of the investment is estimated to exceed 50 million euros. During this period, the new studies are being prepared, so that the building permit can then be issued and the construction of the complex can begin.

It is a property developed by Demand Real Estate. Nearby, specifically at 6 Fragoklisias Street, Prodea has developed and operates another newly built bioclimatic office building, eElement, with an area of ​​14,000 sq.m. (including the basements), the cost of which amounted to 15 million euros. This building hosts companies such as Google and the Elpedison.

He also invests in residential properties

At the same time, apart from the office market, Prodea continues its selective placements in the housing market, which is another area of ​​activity. In this context, the company is launching the development of two new ones housing complexes in Nea Erythrea and Pefki, having spent 7.35 million euros for the acquisition of the respective plots.

In particular, in Nea Erythrea (41 Pontou Street) a 4.2-acre plot of land was acquired a few weeks ago, for an amount of 5.7 million euros. In Pefki (Kanari 7) a property of 2.1 acres was purchased for the same purpose, with the investment amounting to 1.65 million euros. It is recalled that the company has made the housing sector one of the categories where it is strategically positioned, in the context of the further development of its portfolio.
